Reservation Fee: JMD $1,000,000

A reservation fee of JMD $1,000,000 is required to secure an available lot within the development.

Initial Deposit Requirement: 10% of the property’s purchase price.

The reservation fee is included in the 10% deposit requirement. Therefore, the JMD $1,000,000 already paid towards the reservation will be deducted from the outstanding deposit balance.

Two-Bedroom Unit Payment Breakdown:

Purchase Price: JMD $36,000,000
Required 10% Deposit: JMD $3,600,000
Reservation Fee: JMD $1,000,000
Remaining Deposit Balance: JMD $2,600,000

The monthly Homeowners Association (HOA) maintenance fee is USD $80.

This fee is intended to contribute towards the maintenance, management, and upkeep of the community.

Air Conditioning:

Air-conditioning units are not included in the standard purchase price.

However, the residential units will be piped and wired to accommodate air-conditioning installation.

Installation will be available at an additional cost.

Solar System Installation:

Two-bedroom unit: JMD $2,000,000

Solar installation is optional and is not included in the standard purchase price.

Property Extensions and Modifications:

Homeowners may be permitted to extend their properties towards the rear or larger side of the unit, subject to the development’s guidelines and necessary approvals.

The construction of an additional residential floor above the existing structure is not permitted.

However, rooftop balconies or seating areas may be considered to allow homeowners to enjoy the surrounding views, subject to approval.
